At nanoos convenient construction we keep call-out charges clear so you know what to expect when you need property maintenance. This page explains our daytime and out-of-hours call-out fees, when each rate applies, how travel is treated and the simplest ways to book same-day or emergency support. Call-out fees cover attendance and an initial inspection; further labour or parts are charged separately and clearly itemised on your invoice.
Daytime Call-out Rate
When the day rate applies
Our standard call-out fee applies to visits booked between 9:00 a.m. and 5:00 p.m. and is charged to cover attendance and an initial 30 minutes of diagnostic or minor repair work. For jobs that require further labour after the initial inspection we charge an hourly labour rate which will be confirmed before any additional work proceeds. Daytime appointments are the most economical option for urgent but non-emergency maintenance.
Out-of-hours Call-out Rate
When the out-of-hours rate applies
Visits taking place outside 5:00 p.m. to 9:00 a.m. attract our out-of-hours call-out fee to reflect the extra cost of emergency attendance. This rate applies to evenings, overnight and bank holiday attendance and covers arrival plus an initial 30 minutes on site. If additional labour or parts are required beyond that time we will provide an up-front estimate before continuing with further work.
Travel & Distance
How travel affects your fee
Call-out fees include travel from our depot for the first ten miles. Journeys beyond ten miles are charged at a mileage rate to cover fuel and time. Any applicable congestion charges, tolls or parking costs incurred by the operative will be added to the final invoice. For multi-property visits or call-outs to multiple addresses on the same day separate travel considerations may apply; we will confirm any additional travel charges when you book.
How to Book & What to Expect
Booking, same-day requests and cancellations
To book, contact our office via the online booking form or by calling our customer service line; tell us your address, a brief description of the issue and whether you need same-day or out-of-hours attendance. Same-day appointments are subject to crew availability but we will always offer the next available slot. If you cancel within two hours of the scheduled arrival you may be charged a proportion of the call-out fee; if an operative is already en route full call-out charges may apply. On arrival the operative will confirm the scope of work, any additional costs and ask for authorisation before proceeding with repairs.

Day rate — what is included
Our day rate covers skilled labour for an eight‑hour working day provided by a member of the nanoos convenient construction team. Included items are labour, use of standard tools and kit, basic consumables such as screws, nails, sealants and adhesives, vehicle travel within our standard service radius, small waste removal and on‑site health and safety measures. Public liability insurance and standard site setup/clearance are included. Materials that are specialised or purchased specifically for a job are charged separately and will be detailed in any estimate.
Day rate — exclusions and additional charges
The day rate does not include specialist materials, third‑party contractor fees (for example electrician or gas engineer where certification is required), hire of large plant or scaffolding, permit fees or major waste disposal beyond small amounts. Out‑of‑area travel, overnight accommodation for long projects and emergency call‑outs outside normal working hours may attract additional charges. VAT is added where applicable and will be shown on your invoice or estimate.
OAP discount — eligibility and proof required
A 10% OAP discount is available to eligible pensioners for labour charges supplied by nanoos convenient construction. Discount eligibility applies to the named customer at the property where the work is carried out and cannot be applied to subcontractor fees or the cost of materials supplied by suppliers. Acceptable proof of entitlement includes a state pension award letter, pension credit documentation, a valid concessionary bus pass in the customer’s name or other government‑issued ID showing pension entitlement. Please present proof at the time of booking or before work commences; the discount is applied to the final labour element of the invoice and is not retrospective.
Free estimates — no charge, no obligation
nanoos convenient construction provides free estimates with no obligation to proceed. We offer on‑site estimates within our service area and remote estimates where appropriate by photos or videos sent by the customer. Estimates are provided at no charge and will specify labour, materials, exclusions and the validity period of the quote. Quotes remain valid for thirty days unless otherwise stated and we will confirm any need for specialist assessment or additional costs before work begins, any remote pricing is subjest to change when inspected in person but still carries zero obligation.
A standard day rate from nanoos convenient construction covers on-site labour, essential hand tools and consumables, and standard travel to and from the job. Our day-rate is calculated per operative for up to eight hours of work on site on the booked day. Included items typically are labour, basic hand tools (drills, saws, hammers, levels), small consumables such as fixings and sealants, and travel within a standard service radius. Major materials, specialist equipment hire and any subcontracted trades are charged separately and will be itemised in your quote.
Bookings are scheduled by agreement and confirmed in writing. When you request a day booking we agree a start time and an arrival window; work will normally start within the agreed window and continue for the booked day unless otherwise specified. We ask for notice if you need to cancel or change a booking. We accept free cancellations with at least forty eight hours' notice. Cancellations given between twenty four and forty eight hours before the booking may incur a partial charge to cover mobilisation. Same‑day cancellations or no‑shows are subject to a higher charge to compensate the operative's time. For external or weather-sensitive tasks we may reschedule at no extra cost if conditions are unsafe.
Specialist tasks and extra materials are quoted separately. Examples include electrical or gas work, major plastering, scaffolding, plant hire, asbestos removal, skip hire and bulky material deliveries. Phone enquiries are dealt with by our property maintenance team during office hours; if you call we will record the details and advise whether a remote estimate is possible or whether a short site visit is recommended. We aim to respond to all estimate requests within forty‑eight hours. Simple repairs and routine maintenance jobs can often be estimated remotely from photos and descriptions, while more complex works usually require a site visit. Site visits are arranged at a mutually convenient time; when a visit is necessary we will confirm availability and an estimated appointment window within two working days. There is no charge for the initial visit when it is required to prepare an estimate.
